CALCULATING HOW MUCH SPACE TO LEASE Following are sizes for various uses of space in office buildings. Each Tenant prefers their own style and image of occupancy. Consider putting the larger space sizes where the impact is most important. For example, if you have frequent visitors, a large reception makes a big impact. Or, if the CEO hosts guests frequently, then his/her office may need to be extended to include a semi-private conference area in addition to the office area.
It is challenging to lease today for potential growth tomorrow. Another approach may be to request options for expansions, or first rights of refusal on adjacent space. Consider the following. . . . . . .
List your current or proposed staffing levels, then multiply by the estimated size for each. AT COMPLETION, ADD 15% OF THE TOTAL SPACE TO YOUR REQUIREMENT TO ACCOMMODATE FOR HALLWAYS AND ODD CORNERS. This would be your estimated space needs to start your search with. The following estimates are based on usable space, not rentable.
